Strategy 01
Buy dated, renovate, resell.
We take on tired or distressed houses that most buyers can't touch. Our crews handle the renovation start to finish, then we put a clean, move-in ready home back on the market.

Buy, rehab, rent, refinance, repeat.
Our primary rental strategy. We buy a house that needs work, renovate it to rental grade, place a tenant, then refinance to pull our capital out and roll it into the next deal.

Steady rentals in solid neighborhoods.
For houses that don't need a heavy rehab, we buy, make them rent-ready, and hold them. The goal is stable tenants and long term appreciation in markets we know well.

Off-market leads, agent relationships, and word of mouth in our home markets.
We run the numbers, walk the property, and close on our own capital or with partners.
Our crews handle the work. Nick is on site through the project, not managing from a desk.
Flips go back on the MLS. Rentals get placed with vetted tenants and kept long term.
